On The Market: Surprising new construction in Northern Liberties

What little work the current owners have done on the house has come mostly in the third floor master suite. The couple expanded the en-suite bathroom, adding a new shower and upgrading fixtures, and also added the built-in shelving to the bedroom.

Mike Mahoney knew he wanted to move downtown. He just needed to find the right house in the right neighborhood.

"I had been looking to move into the city for some time," he said. "After getting a feel for all the great neighborhoods in Philadelphia, I fell in love with Northern Liberties."

He was drawn to the sense of community as well as the entertainment options.

"It has great bars and restaurants, a wonderful arts scene and an active community of residents that really create a distinct neighborhood feeling," he said.

The three-bedroom home on North Fourth Street looks like almost any other three-story rowhome in NoLibs, but it was built in 2007. As a result, Mahoney said, he and his wife Hadley haven't had to do much but decorate.

The first floor of the home was designed with an open layout, leading to a modern upgraded kitchen. Upstairs are two more bedrooms, a laundry room and a full bath on the second floor.

The home features entertaining space inside and out with a backyard patio as well as a roof deck off the master.

"My wife and I both really enjoy the roof deck for quiet relaxation in the warmer months," Mahoney said.

Downstairs, the basement is fully finished and could be used as an additional bedroom.

Since buying the home in 2007, Mahoney said the neighborhood – and its bars and restaurants – have lived up to his expectations.

"Over the years we've come to have our short-list of favorite local bars and restaurants," he said. "[We] love being able to walk to any one of them within minutes on weekends or those nights we just can't bring ourselves to cook."

While they have loved the neighborhood and their home, the Mahoneys have decided to list the home while they pursue a move to the suburbs.

"We're looking to make a move to the suburbs to be closer to family and a more convenient distance between work for both my wife and me," Mahoney said.

The home is currently listed with Keller Williams' Kevin Barmann for $475,000.
