Rockville, Md.-based Choice Hotels International plans to roll out a new urban brand under its Cambria flag at a property being developed near Broad and Locust Streets, according to an application posted Wednesday on a city website.

The 222-room, 14-story hotel, which will replace a parking garage acquired last year by Philadelphia's Pearl Properties, also will feature a restaurant and bar, the developer said in the application for review by the city's Civic Design Review committee.

The hotel is being built as part of a project that includes an adjacent two-story structure that had been home to Perch Pub and Varalli, an Italian restaurant. That structure will be partially demolished and redeveloped to accommodate a restaurant.

The Philadelphia hotel will be the new Cambria brand's flagship location when completed, according to Pearl's application. A Choice Hotels spokesman did not immediately have further details.
