Revised Ridge Flats plan increases number of apartments

The team behind the Ridge Flats residential project in East Falls has boosted the number of apartment units in the development, to cover increased costs resulting from an additional road access point into the building that was required of the developers.

David Grasso and Onion Flats Architecture were scheduled to present their revised design for the 4300 Ridge Ave. project, which also includes ground-floor retail space, to the East Falls Community Council on Wednesday.

The new plan calls for a six-story building with 206 units, compared with the five-story, 147-unit project proposed in 2014, according to Howard Steinberg, an Onion Flats co-owner.

The team is seeking Energy Star certification, as opposed to the stricter "passive house" designation that it previously hoped to achieve, Steinberg said.

The changes came in response to a directive by the Philadelphia Streets Department and PennDOT that the development include an access point from Kelly Drive, he said.
