Linden Hill is back on the market

A Gladwyne estate is back on the market at $19.5 million

The listing agent is correctly calling it a "re-launch," but Linden Hill, the Gladwyne estate once owned by Campbell Soup heir John T. Dorrance Jr., is still for sale two years after first appearing on the market.

The secluded, 50-plus-acre property at 1543 Monk Rd., with its 14,000-square-foot, 20-room Norman-style manor house, formal gardens, orchards, two swimming pools, pool house, and tennis court, has been owned since 1999 by Robert L. and Susan Burch.

Burch and his brother, J. Christopher Burch, were the co-founders of Eagle Eye, a retailer of outdoor sportswear they have since sold.

The new asking price for the property, which was taken off the market in March – hence, the re-launch -- is $19.5 million, according to Kurfiss Sotheby's International Realty agents Lisa Weber Yakulis and Donald Pearson, who are now handling the listing. In June 2013, when the property first came on the market, the price was $24.5 million.

Area real estate agents say the suburban $2 million-plus market continues to be a slow mover, since, as one Realtor put it, the buyer pool gets smaller and smaller the higher the price climbs.
