1. Use the same flooring material on the balcony as you do in the interior of the condo. This will make the condo seem larger because the room will not seem to end at the glass, but at the balcony railing.
2. Don’t be afraid to use dark colors. Most condominiums are flooded with natural light and paint colors appear much lighter when the condo is high up.
3. If any hard flooring material is being installed, soundproofing will be required. Check with the building to make sure your installer is using material that meets the building’s requirement.
4. Condominium living is usually about the view, so don’t block it with heavy window treatments.
5. Condominium buildings often have rules regarding what can be changed on private balcony spaces. Before purchasing new lighting or planters, make sure you are allowed to change the ones already existing.
6. Take your time when doing the pre-closing walk-through. During the walk-through, create a punch list of items that have not been properly completed by the developer. Most buildings will not allow you to add items to the list after the closing.
