On The Market: Total rehab in West Philly for $475,000

The rehab includes a third floor master suite with a spa-style bathroom, walk-in closet and laundry room.

Emily Mishoe and her business partner Benny Maoz have been buying, rehabbing and selling in West Philadelphia for years now.

"It was an area I saw with great potential," Maoz said.

When a townhome on 49th Street became available, they knew it would be a great investment.

"We bought it knowing it would be a good project for us," he said.

Like most of their projects, it was a total gut job.

"The property was in below-average condition when we bought it," Maoz said. "Everything is new."

The rehab includes new hardwood floors and recessed lighting throughout, with an open floorplan and brand new kitchen on the first floor. Upstairs, the second floor includes three bedrooms and a new full bath, and the third floor includes a master suite with a spa-style bathroom, walk-in closet and laundry room.

"It is hard to pinpoint one exact feature," Maoz said. "I'd have to say my personal favorite parts of the house are the kitchen, master bath and overall abundance of outdoor space."

The rehab also involved creating a private balcony off the master suite, and renovating the large back yard and front porch.

The kitchen renovation includes Caesar stone quartz countertops as well as stainless steel appliances and subway tiling.

"I ultimately want every part of the house to be a favorite when working on a project," Maoz said.

Post-renovation, the home now also features exposed brick and dual air conditioning units to cool 2,800-plus square feet.

"It was meticulously rehabbed with great attention to detail," Maoz said. "Everything from the appliances to the lighting to the floors and finishes were carefully selected and represent the quality I would want as a buyer."

The home is currently listed by Elfant Wissahickon's Shauli David for $475,000.
