On The Market: Customized double-lot in Old City with bridge views

When Rob Mitchell bought the home in winter 2011, he was drawn in by four features: the double-wide floorplan, the single nature of the townhouse, the Old City vibe and the excellent outdoor spaces, including views of the Ben Franklin Bridge and Delaware River.

It is tough for Rob Mitchell to choose a favorite room in his nearly 3,000 square-foot Old City Home.

He could choose the chef's kitchen with high-end appliances, or the basement wine cellar adjacent to the gym. The master suite includes an en-suite spa and above that is a deck with killer views.

"It's honestly the toughest question," he said, before deciding on the second-floor living room.

The living space includes a home theater as well as a fireplace and its own balcony overlooking the kitchen and entry vestibule below.

"It's such a huge and comfortable and warm space," he said.

When he bought the home in winter 2011, he was drawn in by four features: the double-wide floorplan, the single nature of the townhouse, the Old City vibe and the excellent outdoor spaces, including views of the Ben Franklin Bridge and Delaware River.

"It's a historic 10 home on the outside, and a modern paradise with all the proper and necessary amenities on the inside," he said.

After purchasing the home, he spent the next 12 months making major renovations.

"I totally gutted the home and the only remaining parts of the structure were the floors, the walls and the facades," he said.

The result was a completely customized home with plenty of covetable features. The space can be used for three to four bedrooms and includes two full baths as well as a powder room. The third floor includes a laundry room and one of the soaking tubs. The fourth floor master suite boasts vaulted ceilings, a dressing room and an en-suite bath with Jacuzzi tub and a walk-in multi-head shower. A roof deck  faces the Ben Franklin Bridge.

"The home dimensionally is a huge space that flows very well and capitalizes every square foot available," Mitchell said.

The Old City vibe that drew him in originally has lived up to his expectations, too.

"The neighborhood is unbeatable," he said. "Within eight square blocks of the residence, there are two Iron Chef-owned restaurants, a plethora of art galleries, a dog park, Franklin Square Park … and many other fabulous cafes and coffee shops."

Despite his love of the home and his neighborhood, Mitchell has decided that now is the time to sell the property.

"I am relocating to be closer to my children," Mitchell said. All four of his children are slated to be in prep school shortly, and he'd like to live nearer to them.

The home is currently listed by Mike McCann at BHHS Fox and Roach for $975,000.
