On the market: A Society Hill rowhouse for under $500,000

The Society Hill "neighborhood is the best of both worlds: It's quiet and close to many green spaces but is in walking distance from all that Center City has to offer," said the homeowner, who is selling because he needs more space.

When Greg DiTeodoro was looking for a home in 2003, he was drawn to the cobblestone streets and the charm of Society Hill. A two-bedroom home on Cypress Street, a part of the neighborhood he was familiar with, caught his eye.

"The great energy and charm of the house" attracted him at first, he said. "And I already knew several neighbors on the block that are great people."

The home required some updating after DiTeodoro moved in. Since 2003, he has installed a new HVAC system, remodeled the kitchen and full bathroom, and replaced the skylight.

Custom, wrought-iron spiral staircases save space in the 819-square-foot home. The kitchen — which now features a Belgian block floor, new stainless steel appliances, and the home's laundry facilities — occupies an additional 285 square feet on the lower level, bringing the total living space in the home to just over 1,100 square feet.

DiTeodoro has one favorite room.  "Although I love it all, my favorite room is the first-floor living room with the fireplace," he said.

The living room also boasts high ceilings and exposed brick.

The neighborhood itself also remains among  DiTeodoro's favorite parts of the home.

"The neighborhood is the best of both worlds: It's quiet and close to many green spaces but is in walking distance from all that Center City has to offer," he said.  "It's also On the market: A Society Hill rowhouse for under $500,000 in my opinion — the most beautiful neighborhood in the city."

Recently, he decided it was time to list the home for sale.  "At this point in my life, we are just looking for something a little bit bigger," DiTeodoro said.

He thinks new owners will likely appreciate some of the same things that drew him to the property.  "It not only has old charm but has been updated," he said. "The neighbors are absolutely the best."

The home is listed with Deborah Nye at Elfant Wissahickon for $499,900.
