On the Market: Historic home designed by Philly architect Anne Tyng

Open houses for the three-bedroom, two-bath Fitler Square home designed by renowned architect Anne Tyng are attracting architects, students and fans, as well as potential buyers.

Realtor Jeffrey Block knows that his listing at 2511 Waverly St. in Philadelphia is significant because of the number of architecture lovers who have visited during open houses.

"Between architects, architecture students, and fans of architecture, I'd say at least 25" have visited, he said. "In some ways, they view it as an architectural landmark."

The three-bedroom, two-bath Fitler Square home was designed by renowned architect Anne Tyng as her personal residence. Today it is a monument to mid-century design.

Block said his experience selling homes in Philadelphia had made him familiar with  historic properties from the 18th and 19th centuries. "Even when those homes have been beautifully restored," he said, "it's still a restoration."

What makes the Tyng house stand out is that its historic elements don't need restoring.

"It's actually the original home," Block said. "And people just marvel at how well the original home has been preserved."

The home has had three owners since Tyng lived there, and Block said updates have been minimal. Ingrid Schaffner, curator of the Institute of Contemporary Art, is said to have added an oven to the kitchen. The iconic sink is original.

Block said the home accommodates high design and livability, making it one of a kind on the market.

"It's both magical and practical at the same time, and that's an unusual combination," he said.

On the practical end, the 1,320-square-foot home features lots of natural light, a stainless steel kitchen with high-end appliances, a full basement, new thermostat, and killer location.

"The 2500 block of Waverly is one of the best blocks in one of the hottest neighborhoods in the city, right now," Block said.

On the magical end, it features a show-stopping, third-floor bedroom with frosted glass windows, slate fireplace, exposed brick and beams and a stunning sleeping loft with one-of-a-kind views.

"During the summer when the leaves are on the trees, you're looking into a really cool tree canopy on one side and the open skyline on the other," Block said. "Almost like you're in a tree house."

The property will have to attract a very particular buyer, Block said.

"Everybody thinks it's really special," he said. "For those that it does work for and who think it's really special, they're willing to pay a premium for it."

The family that owns the home has been relocated to California, which is why the home will soon have its fourth occupants since Tyng, Block said.

"They're excited about the opportunity they have in California but are sad to be leaving the home and the neighborhood," he said.
