On The Market: Quiet Bella Vista charmer with roof deck for $600K

When Jess Baumgardner was moving back to Philadelphia from New York City in 2013, she was drawn to a recently built home in Bella Vista. The combination of a quiet street, and a wide home with a roof deck sold her.

"It was in great condition," she said.

The three-story property was built in 2007 and includes three bedrooms, three full baths and a powder room over nearly 2,000 square feet.

"The only work we've done is cosmetic," Baumgardner said. "Like painting or wallpaper to add some character."

The home features custom wall treatments in the second-floor living room, a bedroom and the master bathroom.

One of the other features that drew Baumgardner to the home was its garage parking. The first floor includes the garage, additional storage and a bedroom with a full bathroom. The floor also offers access to a private, fenced patio out back.

Among the features Baumgardner most appreciates in the home is the roof deck, which offers skyline views.

In addition to the easy parking — there's also a PPA lot on the secluded block — Baumgardner said she has also enjoyed her time in the neighborhood.

"Neighbors are very friendly," she said.

Simultaneously, she said living on the small block between Montrose and Carpenter keeps things quiet.

"[The] street is hidden and safe," she said.

Baumgardner said the family will soon need a home with more room — so they have listed the Bella Vista property for sale.

"We are having another baby in September and need another bedroom," she said. "Which unfortunately means we are giving up our garage!"

The home is listed with Andrew Gismondi at Coldwell Banker Preferred for $600,000.
