On The Market: Rustic charm at Stoney Hill in Solebury

When Jane and Mal Jozoff married in 1994, Jane knew she wanted to live in Bucks County.

"Being young and in love – I think I was 58," Mal Jozoff said, "She got her way."

Jane found a 13-acre property down a long, winding driveway in Solebury and knew that was the home for them.

Mal said that when he set out to find the property afterward, it took some doing to locate it.

"It's just so unexpected to come upon it as you come down this pathway," he said. "It puts it in a place that's almost mystical."

The property is composed of two parts: a classic Pennsylvania post-and-beam farmhouse and a separate in-law suite above the garage.

"It's really an unusual combination of rustic charm with local history."

When the couple moved in, they undertook significant renovations, which forced them into calling the in-law suite home for about a year.

"It was perfectly comfortable," Mal said. "In fact many times I wondered, why are we remodeling?"

The Jozoffs bought a nearby barn that was for sale in order to reuse its wood for their restoration. The reclaimed lumber included a barn board with the original German farmer's name, dated 1832.

"You have this wonderful feeling of a touch of history and a very mellow look of post-and-beam house and lots of wonderful, local pine," Mal said. He said the couple tried to keep all the construction in line with the site and history of the property.

The great room on the first floor also reflects the history of the property. A floor-to-ceiling chimney is made from stones that once made up the original fencing on the land. The stones date to the Civil War. It also gave the property, Stoney Hill, its name.

Their renovations also introduced technology to the home including an advanced security system, landscape lighting, and back-up generator.

The couple was forced to further renovate after flooding on their lower level. Mal said that while the primary entertaining floor above includes more formal spaces and a new kitchen, the lower level is dedicated to leisure and the couple's interests.

"People are astounded by the dichotomy of the house," he said.

In addition to the media room, the billiards room and the wine cellar, that level also includes a game room the couple calls their "mahjong room" and Mal's fishing room – where he keeps his equipment.

While the upstairs features an art collection curated by Jane, who was once the commissioner of the arts for the state of Arizona, Mal calls the downstairs modern.

"The feel is completely different," he said. "It's really kind of dramatic."

The property includes a large parcel of land, which the couple says allows them to enjoy both nature and privacy.

"You hear nothing, you see nobody, once you come on the property," Mal said.

Jane said she has collected video of the animals who visit their home on the 13 acres, including a fox and plenty of bats. She's less fond of the groundhog.

"We're just surrounded by nature and we love all the green and the animals and the birds," she said.

The couple has been splitting their time between Pennsylvania and Arizona, using the Solebury home about 125 days a year, Mal said. Lately, they've come to find the trips back and forth to be more burdensome than they'd like.

"Thanks to the TSA, it's not as fun coming here as it used to be," he said. "Plus, we're a little bit older."
