The Yard, a New York-based provider of coworking space, is to become the sole tenant of the upper floors of the Steele Building at 11th and Ludlow Streets, where it will operate 24,000 square feet of shared offices.

The company will occupy the top four floors of the five-story building, plus a 1,650-square-foot roof deck, according to a Thursday release from Brickstone Realty, which owns and is renovating the early-20th-century structure.

It will be the first Philadelphia space for the Yard, which currently operates six locations in New York, according to Brickstone. The developer is seeking a tenant for the building's 8,500-square-foot ground-floor retail space.
