Square One Coffee opening on JFK Blvd.

The spot could have been another Dunkin' Donuts.

All that activity in Logan Square - what with apartments popping up and the second Comcast tower on the way - requires caffeine, as MSC Retail's Brittany Goldberg and Micah Kagan were figuring.

But does the neighborhood need another Dunkin' Donuts?

And so Square One Coffee, the small-batch coffee roaster that opened its first Philadelphia location last year, is taking space in the lobby of the Sterling at 1801 JFK Blvd. (The apartment building is also about to get a branch of Misconduct Tavern, on the 18th Street corner.)

Jess Steffy, who founded the company with her husband in Lancaster in 2007, said they were flattered to be asked.

This shop, to open this fall, will be about half of the size of their location inside the John C. Anderson apartments at 249 S. 13th St. in Washington Square West.

Square One, incidentally, does about 70 percent of its business as wholesale and offers barista training to its customers.
