Property Line: Homes under $280,000 in Ardmore

In Ardmore, sales are trending upward in the suburb, with a median listing price of $355,000 and a median closing price of $278,000. We wondered what was available for less than $280,000.

Among the many things we owe thanks to the Pennsylvania Railroad for (hello, 30th Street Station), we can count Athensville being renamed as Ardmore as perhaps the weirdest. The railroad, which owned the Main Line, changed the name of the community's train station and the community itself in 1873.

Ardmore straddles Delco (the Haverford Township side) and Montco (the Lower Merion bit) and is home to about 13,000 people, many of whom cite Haverford and Lower Merion schools as incentives to buy there. According to Realtor.com, sales are trending upward in the suburb, with a median listing price of $355,000 and a median closing price of $278,000. We wondered what was available for less than $280,000.

We love that this home is situated so close to both the Haverford Arboretum and the high-speed line to get downtown. The hardwood floors in the living room and dining room are lovely, too. The attic space is screaming for a renovation to turn it into a cozy reading nook.

We're sold on the living room's bay window and leafy views. The detached garage is convenient, as is first-floor (inside the kitchen) laundry. A recently updated kitchen includes newer appliances alongside the washer and dryer.

Lots of curb appeal in this stone home with a private porch. We're suckers for the kitchen setup, too, which includes a separate coffee bar. The gas fireplace is a nice option for nights when it's too chilly to enjoy the back yard.
